We are a real estate investment firm who develop and reposition commercial real estate properties where we can create value and increase cashflow through repositioning, management upgrades, and property renovations. We work to create portfolios with stable cash flow and strong downside protection for our investors.
Investment Thesis
Windward Realty Partners focuses on core/middle market investments with favorable demographic trends. The target deal size is $300,000 - $20M, which allows the firm to maximize returns. Deals less than $20M are largely ignored by larger institutional equity firms that have cheap costs of capital, and lower targeted returns. By scaling the portfolio in target markets, Windward Realty Partners is able create economies of scale to further improve returns for investors.

1. Multifamily

The firm’s multifamily strategy focuses predominantly on improving Class B/C apartment communities in primary and secondary markets nationwide. Historically, multifamily has been the most stable real estate asset class during downturns while still offering large upside potential during upcycles. Within multifamily, Class B provides one of the most attractive investment opportunities due to the imbalance between the strong and growing demand and limited new supply of these units.

The firm also performs ground up development in primary markets. The firm develops Class A apartments due to the favorable risk adjusted returns. Also, by focusing on primary markets the firm reduces some of the inherit risks that are associated with development.

2. Special Use Properties
The firm also acquires special use properties such as car washes, automotive facilities, and retail. These acquisitions act as covered land investments. Special use properties can be acquired at below market values due to their limited use and lack of demand. By acquiring the income-producing real estate at a below market price the firm can enhance value by redevelopment to a higher and better use.
This investment strategy aligns with our longer-term investors with a hold period of over 10 years. This is due to the low-to-moderate yield in the short term with the high potential returns post redevelopment.

3. Single Family Rentals

The firm's SFR strategy focuses on value-add properties that are either uninhabitable or ready for a full renovation. By acquiring properties that don't qualify for conventional financing the buyer pool is reduced. Then once the properties are renovated permanent financing is secured to provide cash-out and stable cashflow to investors.
